What is the Dream Deposit™?
The Dream Deposit™ is a low cost loan product used by property buyers to assist them with the 'equity' or deposit portion of their property purchase. It works as a 'minor' loan alongside, or behind, the buyer's 'major' loan and it requires no repayments for a period of up to five years. The Dream Deposit loan and credit assessment is synchronised with the major lender's processes which means it is automatically approved once the bank has approved your first mortgage. In effect, this means that the Dream Deposit 'comes with the property' once a property contract is no longer subject to finance.
The Dream Deposit™ facility is only available for National Deposit Funding ‘approved’ properties.
The Dream Deposit™ process is simple:
1. Sign a property contract (subject to finance) and pay a small deposit amount (eg $100) or your own equity amount (eg 5%) and include this on the contract as the 'deposit'.
2. Apply for your primary loan (first mortgage) with our recommended lender
3. Once finance is approved by the primary lender the Dream Deposit™ application is required to be completed (along with the payment of the Dream Deposit™ fees) and the Dream Deposit™ is then automatically approved through a syncronised credit assessment process with the primary lender.
4. Both the primary lender's and the Dream Deposit™ loan documents are then completed prior to settlement.
5. At settlement the Dream Deposit™, the primary loan and any other equity funds required by you are provided to the property seller to complete the property purchase.

Dream Deposit™ Costs and Savings
Due to the nature of this facility we are pleased to confirm that we have been able to reduce many of the standard costs associated with lending arrangements. Therefore, in addition to National Deposit Funding requiring no interest charges or repayments for the entire five year term, there are also no exit fees and no additional costs for early repayment.
The cost of using a Dream Deposit™ loan is extemely low. This is because our loan is interest free and our application fee ($550) and loan fees are ONCE ONLY and are paid in advance for the five year term (2.4% x 5 years) with pro-rata fee refunds applying for early loan repayments to ensure the facility NEVER costs more than 2.4% (plus GST) per year! Very Importantly, the Dream Deposit™ helps you to spend less of your hard earned equity on your property purchase meaning you can save even more money, buy another property, or simply keep alot more of your equity in your own hands as a ‘cash reserve’ or to pay for cash-flow shortfalls on your property investment
