National Deposit Funding Pty Ltd is an independent Australian organisation providing unique property finance on 'Approved' properties . Our unique property loans are coupled together with loans provided by a select number of Australian Banks and financiers to provide a total finance package designed to empower the buyer and increase affordability.
National Deposit Funding was formed in response to the sweeping changes brought on by the global financial crisis (GFC) and consequent 'credit crunch' of 2008/2009. As a result of the dramatic change in credit market conditions both sellers and buyers faced tremendous challenges when it came to financing a single property purchase or financing a property development project. At the same time as the GFC was unravelling property developers were searching for new and innovative ways to incentivise buyers to invest in their development projects and buyers found themselves facing the prospect of lenders tightening their lending criteria. High Loan to Value loans (90-100%) were rapidly being phased out in combination with skyrocketing mortgage insurance costs for those borrowers with equity less than 20% of the value of the investment property. It was within this environment that National Deposit Funding was born.
National Deposit Funding's shareholders realised that by combining their existing experience and technology in the areas of 'credit' systems, building product supplies, and financial services they could create a property finance 'transaction system' which met the immediate needs of both buyers and sellers.
Although National Deposit Funding it is a young business the individual components and mechanisms of the unique Dream Deposit financing solution have been tried and tested in commercial credit circles for many years. However, National Deposit Funding has removed many of the complexities involved with property purchases using commercial credit financing arrangements which has, until now, limited the use of such 'cash-saving' technology to the astute and/or sophisticated business operator.
Now, for the first time, investors and property buyers of all levels of experience can use a property financing facility which is very simple, reduces the need to use existing equity and costs substantially less than traditional bank loans. In addition, property developers who use the new Dream Deposit financing facility will attract far more buyers by adding the Dream Deposit incentive to their development stock as the Dream Deposit product is a simple interest free loan facility easily understood by the average investor where it is being offered in the open market place to thousands of potential buyers through real estate agents and property marketing groups distributing Dream Deposit Approved properties.

Managing Director
Luke is a Fellow of the Australian Institute of Company Directors, and has a Bachelor of Science degree from the University of Queensland. He has a Diploma in Financial Services from Deakin University, a Diploma in Company Directing from the University of New England, and real estate sales certification from the Real Estate Institute of Queensland.
Luke has over 12 years of combined experience in international and domestic financial services, investment advice and business structuring, and is also the Principal of The Modern Academy of Property Risk Management.
Steven Hermiston
Director
Steve has a wide variety of experience and expertise in the property and investment fields, and has qualifications in advertising and marketing, business, advanced marketing, negotiation, plastics technology and was the 1985 recipient of the Readers Digest National Marketing Award.
Steve has a wealth of property related experience including directorships in building product importer AusChina Imports Pty Ltd and Queensland Investment Properties Pty Ltd. He has also been a director of publishing companies producing tourist and real estate investment magazines for consumption not only in Australia but also the Pacific and South East Asian regions.
